Pool Committee. We are seeking motivated resident homeowners who would like to assist by providing their ideas and time to make the pool an even more pleasant and welcoming experience. Assistance is needed with planning and executing fun pool activities throughout the summer, as well as input on overall pooloperations. Interested? Send an email to​ our Onsite Manager.

Visitor Parking
​Visitor-Only parking spaces are designed for short-term guests and drop-offs. Residents should not park in visitor spots except for brief drop-off or loading/unloading.
Shared sewer lines
Units in each building share a single sewer lateral to the County sewer line. Water from sinks, bathtubs, washing machines or toilets exits the building through the single sewer lateral. Do not pour grease, fats, oils or food items like pasta or rice down the kitchen sink drain/disposal. These congeal and cause other items to get stuck creating blockages that require professional help and, over time, add to the HOA maintenance costs. If you experience a backup, immediately contact your plumber of preference and alert neighbors of the blockage and ask them to use as little water as possible until the line is cleared.
no gas or wood outdoor firepits
No gas or Wood Fired Fireplaces are permitted anywhere in Fairlington Arbor including, but not limited to, inside a FamilyUnit or on the exterior of a Family Unit, patio or porch (This has been a long standing policy).
personal items in the common area
For everyone’s safety, no bicycles, scooters, baby carriages, bird feeders, sporting equipment, chairs, ADT/Security Signage, decorative landscape metal fences, decorative rocks, planters, kids’ vehicles or toys, or other personal articles shall be allowed to stand in any of the common areas.
pets (not just dogs)
Pets must always be on a leash when outside. No dogs or other pets shall be permitted in any of the public portions of the Arbor, including front porches, public hallways, greens, parking lots or walkways, unless carried or on a leash. Arlington County law also requires all dogs to be on a leash at all times when outside a dwelling unit. Please ensure your pet does not urinate on Arbor’s bedding plants, flowers, and shrubs.Thank you for cleaning up after your pets and disposing of all waste appropriately.
Exterior cameras
Doorbell cameras 5.1x2.4x1.1 inches or smaller conform with the Council’s architectural standards. Doorbell cameras may be placed on the exterior door or screen door, but shall not be placed on the door frame or the building exterior. Doorbell cameras may be placed on the front or rear doors. Exterior cameras, other than doorbell exterior cameras, are not permitted. Owners may place a camera within their units to view the exterior as they see​ fit.

trash pickup
Trash is picked up Monday-Saturday except for Thanksgiving, Christmas, and New Year’s Eve. All garbage should be in secured trash bags and put out by 8:00 AM on weekdays and onSaturdays. Trash should NOT be put out the night before, as it attracts rodents and crows.If you miss the trash pickup hours, do NOT put your household trash bags in the Bus Stop, playground, or common-area trash cans.

Large bulky items are picked up on the first Saturday of the month.

Lawn treatments
The Arbor contracts with a landscaping company to mow and treat our lawns.  Arbor management sends Arbor Alert e-mails to residents in advance of any lawn treatment. Forty eight hours before a treatment  application, the Arbor's landscaping company also posts signs in each court alerting residents to lawn applications.  If you would like information about the fertilizers and/or herbicides being applied, please contact the Arbor office.

Proposed and Ongoing Projects
Sewer & Parking Lot Project – Court 6 and 8:
The Board of Directors approved Pro-Pave to redo the parking lots in Court 6 and 8. The project is scheduled for
late July/early August –weather permitting. NoVa Lining is also scheduled to work on the sanitary clean-outs before
Pro-Pave begins the asphalt project.

Fence Replacement is several years out. In the meantime Management is collecting data on fence repair prior to the replacement. ​
Roof Replacement: in Court 4. Notice will be given several weeks in advance.
Stoop Repairs: This year the Board plans to rebuild as many stoops as possible, depending their condition when the bricks are removed. There are 11 on the high priority list.
​
B Building Cleaning: Instead of using our staff, beginning in April, Clean Advantage will clean the interior common area in all 21 B-Buildings once a month.

​The Landscape Committee,
with the approval of the Board of Directors, has developed a set of Community Standards which comprise most of the Arbor's landscaping concerns, for example: grass, tree and shrub standards, herbicide and pesticide use and their alternatives, visual standards (aesthetics), and even mosquito control. Before its approval, the Board would like to reach out to the community for their feedback. To that end, the Board has created a poll to be taken which is found in the Landscape Committee page. Please go there, study the Standards and let us know.

After-hours Emergencies
Some after-hours emergency charges can be avoided. Do you know where the main water shut-off valve for your unit is located? Do you know where your Electrical Breaker is located? Can you locate the building clean-out for a sewer backup? Call 911 if there is a fire. Call 911 if you see suspicious activity. Contact the Management
office if you need assistance locating your main water shut-off valve or electrical breaker.

Important News...
Request for Contact Information from All Residents, Especially Renters:
For monthly communications and emergencies such as water shut-offs and power outages, we are working to compile a comprehensive list of all residents' email addresses and cell phone numbers, including owners and renters. While owners are recorded and tracked within the NRP/Vantaca portal, residents who rent/lease their units are outside that system. Please get the word out to residents who rent that they should contact on-site management and share their contact information. Our information is not shared with anyone.
